Buying a new home from a New Home Builder?
New Home Builders generally offer a higher commission than resale homes – from 3% up to 5%!!! You receive the benefit of this higher commission with your 30% CASH rebate. IMPORTANT – Don’t enter a homebuilder’s office without us as your Agent or you may forfeit your eligibility for our Bay-AreaHomes Buyer Incentive.

We will need to show you the New Home Community on your 1st visit. Bay-AreaHomes will help you negotiate the BEST price and also give you our Buyer Rebate! If you visit a New Home Community without us, it is important that you inform them that you are working with Bay-AreaHomes and give them one of our business cards.

What Bay-AreaHomes provides:
We will provide you with with a current list of homes available, then continue to email up to date details on new listings the day a property is listed on the market. This gives you a competitive advantage on being the first to view in demand hot properties. We will coordinate a time to meet you at the New Home Community to register you and tour the home with you. We will give you our opinion and advice on the property, location and price. When you are ready to make an offer on a home, our Realtors will help you write-up and present your offer to the New Home Community Manager. We will work on your behalf to negotiate the best price for you.

Remember that the Salesperson in the New Home Community is working for the Builder and is trying to get the highest price for their client. There are very often ‘Buyer Incentives’ that they have but don’t give out UNLESS THEY HAVE TO. You need a Buyer’s Agent on your side to look after your best interests. We provide full service assisting you from the beginning of your home search, scheduling viewings, preparing comparable analysis prior to presenting the offers, handling counter negotiations and contract addendums, coordinating inspections, appraisals, walk throughs and attending the signing appointment at escrow closing.

Buyer(s) should be pre-approved by a lender with a pre-approval letter prior to viewing homes. Buyer to notify lender about broker rebate at loan application. All parties involved in the transaction must be informed of the Buyer Rebate (incentive) to be credited through escrow. If your Lender does not allow this credit in Escrow, Bay-AreaHomes will send you the 30% REBATE 10 days after closing escrow.
